COMPLEX HISTORIC RENOVATION PROJECT IN THE HEART OF DOWNTOWN GRAND RAPIDS
Project Overview
Wolverine Building Group completed a complex historic renovation project at 101 S. Division Ave in the historic Heartside Business District of downtown Grand Rapids, Michigan. The three-story building was originally constructed in the late 1870s as a hotel and grocery store to meet the needs of the bustling downtown area. The building was used for various purposes over the years but was vacated in the 1980s. It became dilapidated and sat empty for nearly 30 years before our team began work.
Our team transformed the structure into a mixed-use affordable housing residential and commercial complex. It now features 20 loft-style apartments on the upper levels and 6,000 square feet of commercial retail/office space available on the ground level. It also has below grade parking which is available through the open courtyard at the center of the building.
This project received numerous awards including West Side Development of the Year by the University of Michigan/Urban Land Institute, the Historic Preservation Award by the City of Grand Rapids, the Tax Credit Project Award by the Michigan Historic Preservation Network, and the Certificate of Excellence Green Award by the Neighborhood Business Alliance/Neighborhood Venture.
